What Should a Seller Do?

Not required by law. Accessibility refers to the allowances made for independent entry and exit from a building. A home seller is not required by law to make his home more accessible. The seller can, however, make the home more attractive and usable, and therefore, more appealing to older buyers and those with physical limitations and disabilities.

How to increase accessibility. It’s not financially prudent for a seller to install ramps, elevators, and power-operated doors simply to increase the appeal of a home for sale. If these features exist in a home, they should be emphasized.

More subtle design changes during periods of building or remodeling should be considered. Focus on improvements in entries, bathrooms, and kitchens. Consider widening doors, adding handrails and reinforced grab bars, minimizing stairs, and lowering or moving forward operating controls – changes that will make the house more accessible and enjoyable for anyone using it.
